We provide simple short term finance up to 80% of your property’s Open Market Value (OMV).

There are options for first charge, second charge, and complex loan bridging. 

Typically, our loans are used by property investors, property developers and people who need fast access to bridging finance for between 3 and 24 months.

This bridging range is designed to help borrowers with residential, semi-commercial, commercial pre- and post-C3 and mixed-use planning property in England and Wales.

Lending Criteria Overview

Borrower

‘Everyday bridging’
For borrowers with a good credit history, some adverse allowed.
‘Complex bridging’
For borrowers with credit issues, such as significant/recent CCJs, mortgage arrears, etc.
Non-status borrowers. Borrowers with no PG. Non-standard property.
Loans that fall outside ‘Everyday bridging’ criteria.
All products
Bankruptcy/IVAs must be discharged/cleared.
Borrower 3 year UK address history.
UK individual or LTD Co/LLP. Offshore LTD Co.

Loan

Loan terms from 3 months to 24 months.
No ERCs, 1 month minimum interest.
Loans available from £100,000 to £10,000,000.
Interest serviced, blended or retained.
Types of transactions allowed: purchase, refinance with no cash out, refinance with cash out, development exit (inc. finish and exit), auction finance.
Second charge loans may be underwritten against 180 day subject to overall credit risk.

Property A wide range of property types allowed.
Light refurbishment only to 10% of OMV (Open Market Value) considered.
Development exit finance, includes ‘finish and exit’ for remaining works are below 10% of OMV.
Residential up to 75% LTV.
Semi-commercial up to 75% LTV, residential element must be >50%.
Commercial property pre-planning must have obvious C3 mixed-use/residential opportunity.
For below market value purchases up to 85% loan to cost (qualifying costs being all purchase costs, tax, all refurbishment cost to date and fees associated with borrowing) or 75% OMV, the lower of the two.
Located in England or Wales.

As a respected short-term property finance lender, we offer individuals and businesses bridging loans of up to £10 million, over a term of between 3 months and two years.

To be eligible for this type of loan, borrowers must be between the ages of 21 and 85 at the end of the term and have a good credit history. Those with an adverse credit history can be helped by our complex bridging product by referral. Borrowers must also have resided in the UK for three years.
