Frequently Asked Questions
Here are our most asked questions, or you can view our glossary of terms.
What is Catalyst Property Finance?
Established in 2017, Catalyst is a principal lender specialising in short-term property finance solutions for property developers and investors. We provide bridging, refurbishment, development exit, ground up development, and auction purchase loans to seize opportunities quickly.
What types of bridging loans do you offer?
We offer a comprehensive range of specialist property finance products including:
- Unregulated bridging finance for property projects
- Auction finance
- Refurbishment finance (light to ‘super heavy’ refurbishment)
- ‘Ground up’ development finance
- Development exit finance and ‘Finish and exit’ finance
How much can I borrow?
We lend from £100k up to £20 million per loan, with loan sizes varying across our product range depending on your specific requirements and the type of finance needed.
How long are your loan terms?
Our loan terms typically range from 1 to 24 months, designed to provide the flexibility you need for short-term property investments and projects.
Do we need an Asset Manager or Quantity Surveyor?
We can utilise an Asset Manager for monitoring where the cost of works is up to £400,000, the construction is light, and the project does not require onerous planning. For example, Asset Managers are often used to monitor extensions, loft conversions and the refurbishment of MUFBs. There are instances where the costs of works can be higher if there are a number of units being taken into account. For larger or more structural projects, we would instruct a Quantity Surveyor. Please contact our New Business Team, who will happily talk you through the project monitoring options available to you.
Do you lend in Northern Ireland or Scotland?
No, we currently lend in England and Wales.
What checks do you do for property price comparables?
We conduct a review of the available data from Rightmove and other property data specialists to ensure there are like-for-like sales that have occurred within the last 12 months within a ¼ to ½ mile radius of the asset/property.
Build cost benchmarks, what are they and what is the minimum price per sq ft on different types of builds?
We will assess and lend on a third-party cost basis. The build cost benchmarks (the cost per sq ft) are advised by our internal Quantity Surveyor and are subject to location and material/labour cost changes. Our BDMs are happy to discuss the build cost benchmarks applicable to your specific project/timeline.
How do you estimate residual value?
A ‘Residual Property Valuation’ is a method of valuing a development project. It is calculated backwards from the GDV (Gross Development Value).
Put simply, it is the £ value of the GDV minus all anticipated costs, including: planning/council costs, construction costs, professional fees, loan costs/fees, sales and marketing costs and contingency and the developer’s profit (c.20%). What’s left is the £ Residual Valuation. Catalyst considers the residual valuation of development projects to help assess project viability, developer’s profit margins, how much we can lend (LTGDV) on each deal, and to help us understand how each project will be repaid, from the outset.
What is the maximum age of a client you can lend to?
85 years old.
Regulated vs. Unregulated Bridging Loans: What's the difference?
The key distinction between regulated and unregulated bridging loans is oversight and consumer protection. Regulated bridging loans fall under the watchful eye of the FCA (Financial Conduct Authority), which means they’re subject to stringent rules specifically designed to safeguard individuals, particularly when the loan is secured against their primary residence. Unregulated bridging loans operate outside of FCA oversight. These are typically used for commercial purposes by property developers or investors, where the property involved isn’t the borrower’s main home. At Catalyst, we specialise in unregulated bridging finance for property developers and investors.
