LENDING CRITERIA OVERVIEW
- First charge: up to 80% of OMV (Open Market Value)
- Second charge: up to 75% of OMV
- Bridging and refurbishment loan terms from 3 months to 24 months
- Ground up development finance loan terms up to 36 months
- No ERCs, 1 month minimum interest
- Loans available from £100,000 to £10,000,000 (high by referral)
- Highest leverage at 80% first charge/75% second charge to a maximum £500,000
- Interest serviced, blended, rolled or retained
- Stage payments drawn against costs, not value. Assessed by QS or Asset Manager.
- Unregulated bridging only.
LOANS AVAILABLE FOR THESE TYPES OF PROPERTY
Catalyst lends on a very wide range of property types and we have lending solutions for all types of schemes, including:

- Semi-commercial property up to 80% OMV (residential element must be >50%.)
- Commercial property up to 70% OMV
- Property in need of refurbishment up to 75% OMV (80% for light refurb to £500k)
- Development finish and exit up to 80% OMV
- Development exit (sales period finance) up to 80% OMV
- ‘Ground up’ development finance up to 95% LTC/75% LTGDV
- Land with planning/outline planning up to 70% LTV
- Property must be located in England or Wales
- Area must have demand for the property type.
